2009 Direct Oceanfront Market Update thru December 31, 2009
Hillsboro Mile, Highland Beach/Boca, Delray Beach, Gulf Stream, Ocean Ridge.
This year, we again had a late start, with no sales on the ocean until February 20th!
There are 14 sales to date (2 of them are mine with both Buyer & Seller!). Most, only after many price adjustments,
to match market conditions.
1. SOLD 2/20/09 @ $11.85M for a Condo! - Listed at $12.5M
Luxuria, 2500 S Ocean Blvd, Boca Raton, Penthouse #3
A brand new 2-story 10,000 SF, pending since April 2008.
On top of that, the HOA fees are $8,258 per month! Yikes.
This is the only condo sale you'll see on my list.
2. SOLD 2/26/09 only $5.75M!
3801 S. Ocean Blvd, Highland Beach (across from Toscana)
New Construction, on-market for over 5 years, on 100 feet of frontage.
Was just reduced to $7.995M then immediately went pending.
The highest list price for this house was $18.5M 2 years ago (finished & furnished).
The buyer, however, has to finish the inside shell of this house.
It's literally empty inside, no kitchen, no bathrooms, etc.
3. SOLD 3/2/09 $11.6M ($13M includes the adjoining 75' lot) - Listed $17.5M
801 S. Ocean Blvd, Delray Beach on large lot 225' x 775' x 225' x 765'.
House Lot size 150' + the vacant 75' next door = 225'.
A long 8-month pending date from 7/2/08, "Swaney's Estate" was on-market

5. SOLD 4/1/09 @ $8.38M - Listed $13.95M, reduced to 11.95M
1777 N. Ocean Blvd, Gulf Stream on 177' x 464'
This 1988 resale above went pending just after 125 days on-market.
Price reduced from $13.95M. 6,701 sf under air, 8,064 total,
6 BR, 6 BA, 3-car garage includes 2 BR guest house.
6. SOLD 5/15/09 @ $9.375M - Listed $11.5M
6017 Old Ocean Blvd, Ocean Ridge.
Lot size: 158'x191'x185'x158', but is across the street from
the ocean with houses in front of it.
This property had been on the market forever.
7. SOLD 5/29/09 $3.5M - Lot Land Value (My Buyer & Seller)
4205 S. Ocean Blvd, Highland Beach on 100' x 271'.
Went pending the day after price reduction from $5.5 to $4.95, and
2 days after my very dear Seller passed away. 1948 Beach Cottage
sold for New Construction on 100 feet of frontage, as an Estate Sale.
Lot is very high at 25 feet above sea level with beautiful long ocean & beach views.
8. SOLD 6/26/09 @ $5.8M - Listed $7.895M, reduced to $7.195M

10. SOLD 7/23/09 @ $4.0M - Listed $5.25M (My Buyer & Seller)
4121 S. Ocean Blvd, Highland Beach on 100' x 266'.
Lovely renovated 1970 Beach Cottage situated between 2 brand new $12M
ocean estates. I called my prospects and had a pending sale before
I could get my sign out! (Estate Sale)
11. SOLD 8/3/09 @ $3.05M - Listed $5.5M, reduced to 3.95M:
6393 N. Ocean Blvd, Ocean Ridge on 125' x 450' (1.29-acre oceanfront lot).
There used to be an older home on this property but the seller tore it down
and listed it at land value. Sold less than the $3,280,000 mortgage.

9399 sq.ft. living/12,232 under roof, 5 BR, 6 Baths + 2 Half Baths, 2-Car Garage.
Builder paid $5.8 for the lot in '05, so he may have lost money on this one.
14. SOLD 12/28/09 $17M Furn - Listed $26.9M
855 S. Ocean Blvd., Delray Beach on 125" of frontage X 767' (Turtle Beach)
Resale, originally built by Mark Timothy & beautifully furnished in 2008 that sold
less than 2 years ago for $19M brand new. 19,900 sq.ft. living/25,000 under roof,
5 BR, 9 Baths + 2 Half Baths, 10-Car Garage. A beautiful estate.
